South-facing, with splendid views, the Hylands Holiday Apartment is completely private within the main property with its own area for parking.
Downstairs the kitchen/dining room is fitted with electric cooker, microwave, washing machine, table and four chairs, large fridge freezer and a walk-in larder.
The living room, south-facing and offering splendid views over the old grass tennis court area, has seating for four, a TV with Freeview and DVD player.
The bathroom, also downstairs, is well equipped with a bath and shower over it. There is a large cupboard downstairs for coats and outdoor gear and a porch area with space for boots, walking equipment etc.
The main double-bedded bedroom, which is south facing, offers one of the best views in the property, having an aspect over the gardens. The second double-bedded bedroom (also with under bed guest bed) overlooks the back garden and the paddocks beyond (with two donkeys).
Gas central heating provides background warmth (fuel and power included in the price). Duvets, all bed linen and towels provided. Internet access and reception for most mobile networks.
Guides to the area. Welcome pack and a complimentary bottle of wine.
Visitors to Hylands are assured of a warm welcome by the on-site owners, who offer a wide range and variety of benefits intended to make your stay both special and rewarding.
Natasha Julian, who handles your affairs, is a trained beautician and masseur. She is on hand to take private bookings and offers a wide range of services including massage, nail technology, and painting of children's nails. Her mother Alex Julian is an award-winning sugar crafter and is on hand to make special occasion cakes (including gluten free options).
Hylands is within walking distance of the centre of Kendal and half-an-hour's drive of Windermere, with most of Lakeland's other popular tourist spots within reach.
If the weather turns, then the advantage of Hylands is that you are within easy reach of Kendal's many attractions, notably the Brewery (cinema, theatre, exhibitions, restaurants and bar), and the town's numerous other delights.

Fuel type: Gas Open Fire: No. Disabled Facilities: No. Outdoor Facilities: No. The apartment is attached to the owners main house, this is set on almost three acres. There are two pet donkeys and plenty of garden around the stable where guest and more than welcome to play and picnic in. Hylands is a 15 minute walk from Kendal town, where there is plenty to do. Being in the Lake District there are plenty of walks and out door activites near by. Local Services: There is a regular bus service, two train station's and access to everywhere by car. Windamere is 20 minutes away where you can go on a boat ride. |

Please e-mail or phone to make a provisional booking, we will hold the accommodation for 7 days after that, pending receipt of a deposit of 25%. The remaining cost will be due 8 weeks prior to the start of your holiday, we also ask for a £50 damage deposit, this will not be cashed and will be posted back to you within a week of you leaving the apartment if no damage has been done.
Holidays booked less than 8 weeks prior to the start of the holiday should be paid in full on booking. If cancellation is within eight weeks of the rental starting and we can't re-let the cottage, then you will be liable 50% of the rental cost. We reserve the right to recover the cost of any damage done. Cheques should be sent to Mrs A E Julian. Regrettably we cannot accept debit or credit card. All prices are based on a 7 night stay High Season: £550.00. Mid Season: £485.00. Low Season: £425.00. High season dates for 2010– 2nd June – 1st Sept, 19th Dec – 2nd January Mid season for 2010 – 31st march – 2nd June and 1st Sept – 6th Oct Low season dates for 2010 – 6th Oct – 29th March |
