A comfortable and well decorated flat above the restaurant in a country pub. There is central heating and all electricity, heating and hot water is provided.

Separate door to flat which comprises a large comfortable lounge with one two seater and one double sofa, which is also a sofa bed, a single child's chair bed, coffee table, bookcase with reading books and local tourist attraction guides, television, radio and CD player, with various lamps around.

The kitchen/diner has a table and 5 chairs, there is also a high chair available. The kitchen has ample crockery and cooking utensils, there is an electric cooker, microwave, toaster, kettle, fridge, etc.

The bedroom has a double bed with fitted wardrobes and drawers and a bedside cabinet with side light. There is an ens-suite facility which houses a shower, wash hand basin and toilet. Altogether a very comfortable flat.

There is use of the large pub garden, where games can be played and which has several tables and benches for outside eating.

It is easily accessible to the market towns of Boston and Horncastle and only 20 minutes to the Wolds and 30 minutes to Skegness.
