The Award winning Ashcroft Farmhouse is a 15 year old purpose built ranch-style Guest House with no stairs, for guests to negotiate with luggage.

Elizabeth was runner up in the AA Landlady of the Year Awards in 2005 and Derek won first prize as West Lothian Business Gardener of the year in 2007, for his beautifully landscaped garden, which the guests can enjoy.

All the en-suite bedrooms are named after famous Scottish Golf Courses; Dalmahoy, Gleneagles, Muirfield, Royal Troon, St Andrews and Turnberry and the Dining Room has lots of golf memorabilia including hickory golf clubs.

Breakfasts are delicious with seven choices, using local produce cooked to perfection by Elizabeth and Derek, who have been providing B and B for over 46 years - a great team!

We provide tea/coffee making facilities with Border biscuits, hot chocolate, and chocolates; there is a flat screen TV in the bedroom and we also provide free wireless Internet access for guests with their own laptops.

The Guest Lounge has a TV, VCR and DVD, with lots of films to choose from and lots of books too.

There is a bus stop nearby, but the added bonus is the free Park and Ride facility four miles away on the A71, where you leave the car and get the frequent service bus into the city centre, for only £2.50 round trip, plus you can use any bus in the city using that ticket.

Five miles to M8/M9, A720 City bypass, Airport.

There arte lots of golf courses to choose from, plus Livingston Designer Outlet and Almondell Country Park, is just a two minute walk away, where you can stroll down to the river, after a busy day sightseeing.
