Seaside holiday home, near Great Yarmouth, Norfolk, 3 bedrooms, sleeps 6 adults.

Victorian bay-fronted terrace house built in 1907 recently refurbished for modern family living, retaining some period features.

To the front of the house is the main living room, with 3-seater and 2-seater brown leather sofas, plus matching bean bag chair, television, DVD player, mini-bar and log burner. The room is cool during the summer and very cosy in the winter as the log-burner blazes away the cold winds outside.

Behind the main living room is a separate second sitting room, or kids play room, with wooden floor, sofa, TV, mini desk, table, coat hooks, boot box and shelves stacked with toys, games, books, games console, wi-fi network and local information.

Downstairs, under the stairs there is a 2nd toilet with hand basin.
To the rear is the fully fitted kitchen, including dishwasher, washing machine, high level gas oven with grill, gas hob, fridge-freezer, microwave, blender, large dining table and radio sound system with mp3-aux input.

Patio doors open from the kitchen into the enclosed south-facing rear garden with lawn, patio, play house, butler play sink, chairs, beach equipment and back-street parking.

Upstairs the master bedroom is at the front of the property, with bay window and seaview (we admit itís not panoramic, but it is there), king size bed and space for cot-child bed if needed.

The middle bedroom is decorated with children in mind, with two single beds, toy cupboard, and play space, or room for cot-childs bed as required.

The 3rd bedroom has a double bed and room for cot or toddler bed.

There is a separate family bathroom with shower over bath, basin, toilet and towel radiator.

The house is set on a quiet residential road off the seafront at Gorleston-on-sea, which has a fantastic beach with soft golden sand and a sheltered shallow water beach, lifeguards (summer), yacht pond, pirate ship play park, cafes, trim trail, ice creams, chips, toilets, The Ocean Rooms and Pavillion Theatre.

Close to the house you will find local pubs, take-aways, sweet shop, off-licence, bakery, fish shop, grocery store, Playstax indoor play area and a regular bus service into Great Yarmouth and Lowestoft. It is a 15 minute stroll to Gorleston High street for everything else you might need.

Before becoming a holiday home, this house was our family home and we loved every aspect of family life in the area.

Now as your hosts we strive to ensure that every guest, young and old, share in the great times the house and surroundings have to offer.

By car - postcode NR316DS. From Norwich take the A47 to Great Yarmouth, upon arrival on the outskirts of town turn right for A12 Lowestoft at the first round about. Go straight over next 2 roundabouts following A12, at third take first exit, round the bend, turn left then first right for Clarence Road. Nearest train station is Great Yarmouth - suggest taxi from there (£8). From Yarmouth bus station ask for buses to Gorleston Cliffs service runs at least hourly. Gorleston is served by National coaches.
