At Ludgate House, we have tried very hard to create a luxurious and welcoming home, choosing classic solid wood furniture and top quality soft furnishings. Built in 1823, this period house has high ceilings and well proportioned living space.
Our lounge centres around the log burner, which you will find ready laid with an extra basket of logs for your stay. We have a freeview TV and DVD player in here, with a selection of children's and adult films.
Patio doors open on to the patio and outside dining area. The dining kitchen has extensive seating - dining suite for six, two bar stools, window seat and corner reading area. There is a second feature fireplace in here, with a gas fire in the style of a logburner.
The kitchen has all you would expect to need - stove, oven, fridge-freezer, microwave. There are a few little extras such as a toastie maker and picnic hamper with plastic essentials. Two kitchen windows over look the back garden.
A short rear hall provides a utility area with a washing machine and separate tumble dryer, which leads to the back door and garden.
Upstairs, we have one bathroom with electric shower and heated towel rail. The master bedroom has a king sized bed with a scattering of luxury throws, blankets and cushions to make your stay truely comfy!
The same level of attention has been paid to the second king sized bedroom, which also benefits from wall to wall built in wardrobes.
Our third bedroom is compact and provides sleeping for two in a bunkbed, cosy blankets not forgotten! On the back of each bedroom door you will find fluffy hot water bottles for those chilly nights and a hairdryer in the master bedroom.
Throughout the home, we have added framed prints and other artwork and have aimed to create an ambience of cosy country living, with style and luxury.
We try to be very child friendly and have collected a variety of childrens' books, board games and toys for those rainy days, and have a welcome book with lots of suggestions on keeping little ones entertained! A cot is available, with cot bedding if desired, as well as a high chair and stair gate.
To make your arrival sweeter, you will find a welcome pack of a few naughty but nice treats, in addition to the more necessary staples.

Local Services: Ludgate House (1823) holds an enviable position, in the centre of Peebles Old Town Conservation Area. Within five minutes walk, guests can find a stunning array of good quality restaurants, bars, galleries, boutiques and specialist outdoor activity shops. In fact, Peebles holds the award of 'Top Independent Retailing Town in Scotland'. The Borders is renowned for its wealth of sporting opportunities and Ludgate House is perfectly positioned for such activities. Peebles Golf Course is a five minute walk, trout and salmon fishing on the famous River Tweed can be found a short stroll away and the 'best dedicated mountain biking centre in Britain' is a ten minute drive. For walkers, Peebles is nestled between the Moorfoots and the Southern Uplands and there are plenty of areas to discover. For the experienced walker, there are a lot of routes over southern Scotland's highest hills and through extensive mature forests, which offer amazing viewpoints and picnic sites. If sport is not your thing, perhaps you may be more interested in the abundance of historical sites to be found in the area. The world famous Stobo Health Spa is just ten minutes away, or you may choose the Peebles Hotel Hydro for a day of massage and relaxation. On the more mundane, yet vital, side of things the local doctor surgery and small hospital is less then five minutes walk away and two supermarkets are in easy walking distance. You can have it all in Peebles!

BY CAR : From Edinburgh, take the A703 south towards Peebles, it is very well sign posted. You will pass through the village of Eddlestone. Peebles is roughly five to ten minutes past this village. Once you enter the town, drive straight on to the roundabout and turn right heading for town centre. (left at this roundabout is signposted for Galashiels) Go straight along the High Street past all the shops until you get to the small roundabout in front of the Church. Turn right at the roundabout, over the Cuddy Bridge and the road will curve around to the left and up the Old Town hill. Young Street is the first on the right, with blue 'Police' signpost. Ludgate House is only 50m along Young Street on the right. Young Street is one way. You can park on street.
