Just modernized, this cottage has everything you need.
Enter the cottage by the rear porch into the large and well equipped new kitchen with dishwasher, washing machine, fridge freezer, microwave etc.

The lounge has a welcoming wood burning stove, TV and DVD player.
The separate dining room has an attractive Victorian style fireplace. Logs for the woodburner are provided at no extra cost. Ground floor toilet.

Master bedroom: 5' King Size bed, with TV and Freeview.
Double bedroom: 4'6' standard double bed TV and Freeview.
Bedroom 3: Two single beds.
If required an extra guest bed could sleep a 7th person.
The family bathroom has an extra large bath with a shower.
Plenty of parking off-road.

The large garden has a lovely sunny aspect all day and has fields on 2 sides. We have 8 bistro chairs, a large table and a barbeque, perfect for your summer break.

The developing National Forest is all around us for walks, cycling, fishing and horse riding in the countryside. Play tennis or golf locally; ski, snowboard or ice skate at the Snowdome at Tamworth.

Alton Towers is 45 minutes away. Many tourist attractions nearby, including: Calke Abbey (NT), Sudbury Hall (NT), Kedleston Hall (NT), Drayton Manor Park, Twycross Zoo, Conkers, the National Arboretum and Barton Marina. There are castles at Tutbury, Tamworth and Ashby de la Zouch.

Road links are excellent. We are right in the centre of the country. The NEC and airport at Birmingham are less than 30 minutes away. Easy access to East Midlands Airport, Derby, Lichfield, Tamworth and Burton on Trent.
The Peak District is just North.

If you are working or exhibiting at the NEC Birmingham, this could be an option for you away from the city but just 30 minutes drive. Bookings can be taken for people requiring accommodation for the forthcoming Olympics.

Outdoor Facilities: Yes. The cottage has a long garden with fields on two sides. A third of the garden is very secluded. It is a lovely place to relax. A barbecue, eight bistro chairs and a large table are supplied for your use. Plenty of off-street parking is available.

Local Services: Pubs:
The Black Horse (70 m) - garden and well prepared local (Burton) real ales. A friendly welcome. Wood burning stove.
The Shoulder of Mutton (200 m)- food especially Sunday lunches.
Restaurant:
Jeera - The Queens Head (50 m)- the oldest pub in the village, now an Indian Restaurant.
Shops:
Village grocery store. One mile to large Coop supermarket and more pubs with food in the next village.

Low Season: 6th Jan-18th Feb; 28th Feb-7th Apr; 31st Oct-20th Dec
£320 per week:

Mid Season: 19th Feb-27th Feb; 3rd May-27th May; 30th Sept-20th Oct £400 per week:

High season: 8th Apr-2nd May; 28th May-15th July; 5th Sept-29th Sept; 21st Oct-30th Oct £475 per week.

Peak Season: 16th July-4th Sept; 21st Dec-3rd Jan £550 per week.

Stays are a minimum of 3 nights, charged at the daily rate of 20% of the relevant weekly prices.

Summer Peak Season: one week bookings only, Saturday to Saturday. Other dates we have flexible start days.

Prices include bed linen and towels and any coal or logs used.
Dog £15.
No Booking Fee.




Directions

From the South:
Access the M42. Leave at junction 11 (the M42/A42 interchange.)
Follow the A444 towards Burton-upon-Trent. Drive approximately 1.5 miles and just after "The Cricketts" Public House (Acresford), take the left fork (as the main road bends to the right).The sign is for Netherseal and Lullington and you are on Gorsey Lane. At the next junction turn right, then immediately left, signposted Coton. Turn left at the next T-junction and then continue for a mile entering Coton-in-the-Elms on Coalpit Lane.

Mill Street is on the left as you enter the village.

From the North:
Travel south on the M1 take junction 28, A38 bound for Derby. Follow this road beyond Derby and past Burton-upon-Trent then take the B5016 towards Walton-upon-Trent. Cross the River Trent on the narrow bridge then at the junction, take a left followed by an immediate right up the hill. As the road bends take a right following signs for Coton-in-the-Elms.

After 2.5 miles you will enter the village. Drive down Church Street taking a left at the bottom of the hill. Fork right at the village green and you are in Mill Street.

Alternatively: Travel south on the M1 and continue to junction 23a for the A42/M42. At junction 11 follow the same directions as from the south.
