Polpit Lodge facing South East is situated on the edge of the Titchmarsh village and surrounded by a paddock and bordered by a stream and beautiful woodland. Only one mile from the arterial A14.

Entrance to the lodge is through electric security gates into a block paved yard with adequate secure parking spaces.

The front door takes one via the porch into the large open plan living area / kitchen, with all modern facilities. There is a small utility room with wash machine, leading through to downstairs WC and shower.

The lounge with French doors and dining area adjoins the beautiful new conservatory also with French doors. There is a double futon.

Upstairs there are three bedrooms and large bathroom off the landing. First bedroom has twin beds and overlooks the paddock and the owner’s pool next door. The second bedroom is a double with French doors onto the balcony overlooking the stables. There is a small box single room, and the large bathroom has a separate self-contained shower.

The whole property is centrally heated. The kitchen has both gas and electric cooking, standard kitchen equipment and utensils, as well as a large American fridge / freezer. Satellite / TV in lounge and bedrooms. Crockery and cutlery sufficient for eight persons.
