The Garden House is a new extension to a 16th century hall house. It is in the form of a studio apartment with a galleried bedroom over a living/kitchen area with shower room off.

The Manor House never was the residence of a Lord of the Manor. It was the local office of the Manor of Wakefield, when Rawtonstall was an outpost of the Earl's land holding. The house forms part of a small hamlet up a private track, about a mile from the town centre.

Downstairs is the large sitting area with colour TV and VCR and a small dining table. The corner kitchen has fitted units, with all the necessary china, glassware, cutlery and cooking utensils, and the equipment includes a microwave with grill, a 2-ring hob, a slow cooker and a refrigerator.

The luxurious shower room, with a range of towels, is next to the stairs, which lead up to a galleried bedroom, overlooking the garden. In the bedroom are twin beds and fitted cupboard, chest of drawers and dressing table. A full range of bedding is provided.

Places of interest nearby include Shibden Hall in Halifax, East Riddlesden Manor (National Trust) near Keighley, Towneley Hall in Burnley and Gawthorpe Hall (National Trust) in Padiham.

Hardcastle Crags (National Trust) is a local beauty spot, as are the moors above Hebden Bridge. The Pennine and Calderdale Ways run close, as does the Pennine Bridleway. There are many good footpaths and bridleways in the neighbourhood.

We have recorded 36 species of birds in the garden and others passing overhead. Both peregrines and ravens nest in the area. Fairburn Ings (RSPB) is about 35 miles east. There are roe deer, badgers and foxes in the immediate surroundings.

From Halifax and the East:
Continue on the A646 through the centre of Hebden Bridge;
Climb up a rise to traffic lights, straight on and descend;
Take 2nd right into Church Lane.

From Todmorden and the West:
Approaching Hebden Bridge on the A646, pass under railway bridge;
Continue past green fields and retirement flats on left;
Before starting to climb, turn left into Church Lane. Then Climb past the church and continue upwards round sharp blind bends;
The last bend after Glen View terrace is a right angled right hand bend; Continue up, over a water gully and Beware Horses signs, then immediately turn left, almost a hairpin, on to a gravel track and engage 1st gear;
(If you reach a double hairpin on the tarmac road, you have missed the turning!)
Climb through woodland to a plateau, ignoring houses above on the right;
As you enter Lower Rawtonstall, the Manor House is the 3rd on the left.
