Single storey, 1 bedroom cottage annexed to owners' property dating back to 1720.

Additional double futon in lounge, en-suite shower room, lounge with open plan kitchen. Television, Fridge, Cooker, Microwave, Iron, Ironing Board. Car Parking. Basic provisions provided on arrival including toilet roll, tea towel, soap, washing up liquid, milk, free range eggs.

The property is situated in an Area of Outstanding Natural Beauty in an extremely tranquil rural setting, being set well back from the main A329 Panbourne to Streatley road. The Thameside villages of Goring and Streatley with its own railway station are approx. 15 minutes walk away.

Within walking distance of public houses, and restaurants including English, Chinese and Indian. Linden Cottage is also situated immediately at the foot of The National Trusts' The Holies, Lardon Chase and Lough Down, which comprise 67 acres of chalk grassland. There is direct access to a bridleway and the property is within easy access of The Ridgeway path.

Ideal for walkers and cyclists. Not recommended for children under 10 years owing to hazards in the garden. Horses, rabbits and chickens on site.

Directions

From M4 junction 12 take the A4 (Bath Road) turn off signpostd towards Theale and Newbury. Proceed straight over the next roundabout and at the next roundabout take the third exit A340 Tidmarsh Road. Proceed for approx. 1 mile corssing over the M4 and continue through Tidmarsh. On entering Pangbourne village proceed over the box junction and straight over the mini roundabout. Proceed under the railway bridge and continue along the A329 with the River Thames on your right. Continue past Beale Park and over the double bend railway bridge. Proceed through the village of Lower Basildon. Travel past Ispal on the right and through a canopy of trees. At the bottom of the next dip in the road, pull in left, immediately in front of the Streatley sign into a gravel parking area with an orange traffic cone on the top. The entrance to Linden Cottage os a the rear of the parking area.
